Location Help?

I work for a IT consulting firm and I operate my own pc services business on the side (and no there is no conflict or competition issues). Speaking from experience in both worlds if your focus is on residential services go with the store front. If you're focus is on businesses save yourself the trouble and go with the cheaper officer space. Reason being is that residential customers expect a store that looks like a store. Impression is huge for them. Businesses on the other hand don't really care if you've setup shop in a tent in the middle of a park. They care that you show up when agreed and fix their issues.
 
With marketing cost these may just be the same price monthly. What would you do?

Definately neither of the two locations if I would open a shop in the area!

Office option : no way I would open a shop there.

Retail location : better, but still I wouldn't open anything there. Too little foot trafic. A shop there will keep you from starving, but... is that what you want?

The retail shop is located in one of the wealthiest cities near me. This is a major road. There's a national bank across the street. Mc Donald's, Burger King, and KFC right across the street. This is the last one available the strip is full now. What would you do? Why do you value foot traffic? Where is your shop located?
