I recently sold a PR4 directory thats in yahoo's and dmoz dir and which had on avg $250 in income for $2700.
If you have no monthly income there is no way you should be asking that much, site don't sell on potential. Sites usually sell for 10x there monthly income. PageRank is sort of an irrelevant issue now days when selling a site. The only value is your domain name, if your lucky you might get $50 for it. - Just my 2 cents -

I'm sorry I just don't see the value in this, your probably looking at 50-200 bucks but without it generating revenue your just getting a complete website and a domain name. I have several PR2 websites that could maybe get 20-40 bucks with all the content on them and generated revenue.

technotch.com has 18,013,884 global traffic rank by alexa and is getting 10 page views per day. Approximately making USD 0.03 a day in terms of advertisement. It has 15 backlinks according to alexa. Estimeted worth of technotch.com is USD 22 according to getWebsiteWorth.

The price quote from npinc using getwebsiteworth is MUCH more accurate. Basically, because the site doesn't generate revenue on its own, it's not worth much more than your domain and a little extra for your trouble for the set up. Unless you have loads of informative content (which would generate traffic and revenue), the site is just not worth much. You'll never get a grand for it on Flippa either...not to mention it will cost you more than it's worth to list it there.
